Closing Day: You’re Almost There!
You’ve made it to the final step—congrats are almost in order! But before we officially celebrate, there are just a few final details to wrap up.
✅ Final Walk-Through
Usually scheduled the day before or the morning of closing, this last walkthrough is your chance to confirm that:
- The property is in the same condition as when you last saw it
- All agreed-upon repairs have been made
- No unwanted items have been left behind
- Everything included in the sale (like appliances or fixtures) is still in place
Think of this as your final green light before signing.
🔌 Utilities & Home Services
We’ll provide you with a handy list of contact numbers so you can set up or transfer essential services like:
- Electricity
- Water
- Gas
- Internet and cable
- Trash collection
Make sure you schedule activation to begin on closing day or shortly after.
🛠️ Expect the Unexpected
Even on closing day, unexpected issues can pop up—a broken appliance, a missing document, or a last-minute question. Don’t worry. We’ve handled it all before and we’re here to guide you through any hiccups quickly and calmly.
🖋️ The Closing Appointment
At closing, you’ll meet with the seller, the closing agent (often from a title company or attorney’s office), and possibly your lender to complete the transaction. Here’s what to expect:
- You’ll review and sign the settlement statement, which details all the financial terms
- If financing, you’ll sign your loan documents
- You’ll either wire your funds in advance or bring a certified check for the exact amount due
- The seller will hand over keys, garage remotes, codes, and any important documents
If you can’t attend in person, remote closing options can be arranged with notice.
Once everything is signed, sealed, and funded—you’re officially a homeowner!
I’ll be there to support you every step of the way, even after closing day. Welcome home!
